Caulk around the pipe isn't the fix

It's tempting to caulk the pipe tight to the collar and call it done. Majestic's instructions warn against caulking the chimney pipe to the chase top collar, since the pipe needs to move as it heats and some systems rely on air moving around it.

The storm collar is what sheds water from that gap, and it's sealed to the pipe the way the chimney maker describes.

Rot in the chase framing
