The other path is a masonry fireplace, laid up in brick or stone on its own footing, which is heavier, slower and more costly.

Both can burn wood, and both have rules: the factory-built unit follows its listing and manual, and the masonry fireplace follows the building code's fireplace chapter.

A factory-built chimney may permit offsets, but their angles, number and support must follow the actual system's instructions. Planning the route includes those limits before framing is opened. Fitting around an obstacle is not enough to establish that a proposed route is allowed.

Nothing is cut until the route is planned, with the ceiling joists and rafters it will pass checked and the maker's clearance to framing kept all the way up.
