Routing a factory-built chimney

A factory-built chimney may permit offsets, but their angles, number and support must follow the actual system's instructions. Planning the route includes those limits before framing is opened. Fitting around an obstacle is not enough to establish that a proposed route is allowed.

Nothing is cut until the route is planned, with the ceiling joists and rafters it will pass checked and the maker's clearance to framing kept all the way up.

Where the route crosses a floor or ceiling, the maker's fire stops go in. The route is sketched on your quote so you know where the chimney will run.

The throat and damper of a new masonry fireplace

Above a masonry fireplace opening, the lintel supports the masonry and the throat leads toward the smoke chamber. The damper arrangement must suit the fireplace and its fuel. Their positions and construction are considered together rather than copied from a different design.

Getting the throat right is what makes a fireplace draw instead of smoke. Our pros build it to those rules and fit a damper that seals tight when closed.

A top-sealing damper is considered only where the fireplace and fuel permit a closable flue. The proposed option must preserve any required permanent vent opening, and its operating instructions are explained before the system is used.

Planning combustion air

A wood fireplace needs air to burn. Outside combustion air is what the Florida Building Code asks for, except in rooms kept at neutral or positive pressure by mechanical ventilation.

Where outside air is used, the code controls where the intake may draw from: outdoors, or a ventilated crawl space or attic, and not a garage or basement. It also wants listed ducts where the unit calls for them, and a corrosion-resistant screen over the intake.

Planning the air supply with the fireplace is simpler than adding it after the walls are finished, and it's priced on its own line.
