Freeing a stuck damper

Just above the firebox, a hinged iron or steel plate closes the fireplace off from the flue between fires. Soot, rust and heat warping are what jam it, open or shut, and a snapped handle or chain leaves you no way to move it.

With the frame and plate cleaned and the pivot freed, the damper gets worked through its full swing until it opens wide and lies flat when closed. Broken handles and linkages are replaced with parts that fit.

A plate that has rusted through or twisted won't stay fixed for long, so in that case you'll see prices for a new plate and for a sealing damper mounted at the flue top.

When the whole firebox needs rebuilding

Patching has limits. When the firebrick is cracked and loose across the back and sides, the joints are open throughout, and pieces fall with every fire, relining the whole firebox is the lasting fix.

The facing around the fireplace opening, whether brick, stone or tile, can crack from heat, from the house settling or from a failing lintel above. Tiles can loosen when the bed behind them breaks down.

Tile fixed over a sagging lintel only cracks again, so the cause gets found first. Loose tiles are reset on a heat-suited bed, cracked ones replaced with the closest match, and brick or stone joints repointed.

Facing near the opening has to stay noncombustible, and any change to it is checked against the clearance rules before it goes in. Each part of the job is priced separately.
