The footing under a full rebuild

A masonry chimney is heavy, and it sits on its own footing. The Florida Building Code has that footing made of concrete or solid masonry no less than 12 inches thick, projecting 6 inches or more beyond the chimney on all sides.

If the lean starts at the ground, the footing is the first thing our specialists look at. Undersized, cracked or settled footings are why some chimneys fail from the base. On a full rebuild, the footing is checked and, where needed, replaced before any new masonry goes on it. That part of the job is priced separately. The footing's condition goes on your quote with a note of what was seen.

How far a chimney can step out

A chimney that steps outward from a wall needs support appropriate to that design. Corbeling has limits, and the supporting wall or foundation matters as well as the projecting brickwork. Movement or uncertain support calls for assessment before the upper section is rebuilt.

A rebuilt corbeled section stays inside those limits. On older chimneys that stepped out further, the rebuild is an opportunity to bring the shape back within the code, and the quote explains what changes. Where the old shape can't be kept inside the rules, you'll see the new profile drawn on the quote before work starts.

Setting the flue liner as the chimney rises

In a rebuilt masonry chimney, clay flue tiles go in as the walls go up. The Florida Building Code has them set in medium-duty refractory mortar that won't dissolve in water, with tight joints struck smooth inside, and with a space around them so the tiles can expand without pushing on the brick.
