Freeing a stuck damper

Just above the firebox, a hinged iron or steel plate closes the fireplace off from the flue between fires. Soot, rust and heat warping are what jam it, open or shut, and a snapped handle or chain leaves you no way to move it.

With the frame and plate cleaned and the pivot freed, the damper gets worked through its full swing until it opens wide and lies flat when closed. Broken handles and linkages are replaced with parts that fit.

A plate that has rusted through or twisted won't stay fixed for long, so in that case you'll see prices for a new plate and for a sealing damper mounted at the flue top.

What holds the hearth up

A masonry hearth has to be noncombustible all the way down. The Florida Building Code wants it carried on noncombustible supports and reinforced well enough to hold its own weight plus whatever is set on it.

When a hearth cracks straight across or sinks toward the room, the support beneath it may have settled or failed. Our specialists look at the crack pattern, tap for hollow spots and check the floor framing beside it where they can.

Surface cracks can be filled and resealed; a hearth that has dropped needs its support fixed first. The repair plan is written out with its price.

Masonry or factory-built, and why it matters

The first question our specialists answer is what kind of fireplace you have. Masonry fireplaces go up brick by brick in the house, with a firebrick lining and a clay-lined flue. Factory-built ones arrive as a metal firebox with refractory panels and a metal chimney, tested and listed together.

The repairs differ. Masonry gets refractory brick and mortar; a factory-built unit gets the parts its maker lists for that model.
